Registration and insurance, with the number
Idaho registers contractors. Anyone legitimate will hand you their RCE number without being asked twice.

Who actually runs the job
Plenty of ADU websites are marketing layers that resell your build to a contractor you've never met. Ask who runs the project, who hires the subs, and whose name is on the schedule.
Our answer: The people who own this company run every project and hire every sub directly. You'll have met us before a contract exists.

Whether the price includes the site
A build price that never mentions trenching, demo, or fees isn't a price. It's a first installment. Ask what happens to the number after they see your lot.
Our answer: Fixed price on the City plans, and site work scoped line by line in writing before you sign. The number you sign is the number.

Who carries the permits
Filings, plan review, corrections, inspections. Someone does that work for months. Find out if it's them or quietly you.

A finished build you can stand in
Renders are cheap. Ask to walk something they've completed and to speak with the person who paid for it.

What happens when something goes wrong
Something always comes up. The tell is whether surprises arrive as a documented scope conversation or as an invoice.
