What does the fixed price include?

Fixed-price contract covers the build and finishes. Utility connections, impact fees, and site-specific foundation work are scoped in writing before you sign. The number you sign is the number; anything your lot adds is written into the scope before you sign, not discovered after.

How long does it take?

Months, not weeks, and it depends on permitting and the season. We put dates in writing per project instead of promising averages on a website.

Can I rent it out?

Boise allows long-term rental of ADUs, and we confirm the current rules for your parcel before contract. Short-term rental rules are their own subject and vary; we check those for your address too.

What is a pre-approved plan?

The City of Boise released six ADU plans, designed by PARKE Architecture, that have already cleared City building review. Using one means skipping the design phase and its review, which shortens permitting inside Boise. We build all six, and each plan gets its own fixed-price contract.

Who actually builds it?

The people who own the company run every project. We hire the subs, schedule them, and stand behind their work, and your contract is with us start to finish. No handing your job off to a contractor you never met.

Where do you build?

Boise, Meridian, Eagle, Nampa, Kuna, Star, Caldwell, and Garden City. The pre-approved program is a City of Boise path; everywhere else in the valley runs on our custom track.

Can I change a pre-approved plan?

No. The City's drawings can't be altered under the pre-approved path, not even a wall. If you want changes, custom is the honest route, and we'll tell you which track fits your lot and your budget.
