A line of credit against the equity in your existing home. You draw as the build progresses. Common when there's meaningful equity and the owners want flexibility.

Cash-out refinance

Replace your current mortgage with a larger one and take the difference in cash. Makes the most sense when the numbers on your existing loan make a reset worthwhile.

Construction loan

A loan built for building: funds release in draws as stages complete, then it typically converts or gets refinanced when the ADU is done.

Renovation loan

Mortgage products that lend against the value of the property after the improvement, not before it. Worth asking lenders about by name.
