How we build.
Six stages. Each one ends with something in your hands, in writing, and nothing starts before you’ve signed off on the stage before it.

Lot check
You get: A one-page answer on your lot
Send the address. We pull the parcel, the zoning, and the setbacks, then look at how a build actually reaches your backyard: the gate, the side yard, the overhead lines. If a truck can't get back there, that changes the plan, so we look before we talk. You get a one-page answer: does your lot work, and which plans fit it.

Site walk
You get: A straight answer on what your site adds to the job
Maps lie a little. We come stand in the yard with you and check the four things a desk can't: your electrical panel, your sewer line, the slope, and where the utilities actually run. We listen to what you want the space to do. You leave knowing what your site adds to the job, and exactly what happens next.

Pre-construction
You get: A fixed price built from real bids · the fee credits toward your build
This is why our price doesn't move later. We bid your project to our subcontractors: foundation, framing, plumbing, electrical, finishes. Then we scope the site work your lot needs, based on what we found standing in your yard. What comes back is a fixed-price proposal you can take to a lender. It's paid work, and every dollar of the fee comes off your build.

Contract and permits
You get: A signed price. Permits in motion.
The price goes on paper before a shovel moves: the build, the finishes, and the site work your lot needs. Then we file with the city and carry plan review, corrections and all. If you're building one of the City's pre-approved plans, the slowest part of permitting is already done. You don't chase anyone.

The build
You get: A weekly update from the person running your job
One person owns your project from the site walk to the last walkthrough. The same person, the whole way. Every week they tell you what happened, what's next, and what needs your call, with enough lead time to actually decide. Trades come and go; your point of contact doesn't.

Keys and the first year
You get: Keys, a punch list worked to zero, and a builder who still answers
We walk every room together and build the punch list. It gets worked to zero, and then it's your address. And for the first year, the person who built it answers the phone. If a door sticks or a crack shows up, you call the person who knows the job, not a service line.
